Park City permits nightly rentals (under 30 days) only in zones where the Land Management Code designates them — most residential zones do not. Every rental property must pass a Building Department inspection, hold a Nightly Rental License, register for a Utah State Sales Tax ID, and designate a responsible party who lives within a one-hour drive of the property (or is a company with offices in Summit County), is available 24 hours a day, and can respond to telephone inquiries within 20 minutes. The license number must appear on every online listing. Enforcement is proactive, using third-party monitoring software to identify unlicensed listings.

    Park City

    Park City adopted Ordinance 2025-11, which (among other amendments) requires nightly rental agreements to include language limiting the number of vehicles to the available on-site parking spaces. The ordinance was discussed at Planning Commission on March 26 and April 23, 2025, before City Council adoption on June 5.
