Lehi City Development Code §12.240 Short Term Rentals (new 03.31.20)

Allowed in owner-occupied primary residences, with permit, school-buffer, and parking rules.

Lehi allows short-term rentals in all residential zones under Development Code §12.240 (new 03.31.20), subject to conditions. The home must be the applicant's primary residence, shown at application and at each annual business-license renewal by state and federal tax returns listing the property plus a government-issued ID with the address. The STR cannot be located within 600 feet of an elementary, middle, or junior high school. Occupancy is capped at 10 individuals or by off-street parking availability, whichever is less; parking must meet Table 37.070. The owner or a designated contact must respond to all calls within one hour while the property is rented. A current business license is required and must be displayed inside the rental, and renewal requires resolving any valid complaints.
